Busy=A blessing in my business. When my phone rings, I never take that for granted. I've been spending a lot of time in the car, working on a few new listings, launched a new listing, worked through another buyer's final days in new construction escrow, completed a blue tape walk, attended a social media bootcamp, taught two downsizing classes to local seniors, traveled to the mountains to consult with a client purchasing investment property, and even managed to get my son off to pre-school! Market Low-down


Realtors in the Greater Charlotte Market are continuing to see the impacts of rising interest rates.

Year over year, our market saw a decrease of 15% of homes listed for sale, an average sales price increase of almost 16%, and an increase to an average of 19 days on the market before contract.


I'm sure you're thinking-what does this mean for me?


If you're looking to sell-is it a good time? Yes. Even with higher interest rates, the overall market is still seeing a 16% sales price increase since this time last year. More money in your pocket? Yes, please.


If you're looking to buy-is it a good time? Yes. Are interest rates at historically low point? No. If you're renting, I can assure you that building your own equity and refinancing at a later date is a better deal than paying someone else's mortgage. If you have a need, consider this-you marry the house and date the rate. What does that mean? A home purchase is a commitment. There is no quick return policy if you hate it (outside of selling it), but if it's one you love, then you can refinance at the right time.


Is there a shortage in supply? Yes. This is what continues to push the prices to increase (as we've seen) rising 16% on average since last year.
