Warranty Q & A with a.gem:
What is a home warranty?
Simply put, a home warranty is a yearly service contract that protects specific home systems and appliances. Imagine you discover water leaking out of your dishwasher onto the kitchen floor. When a breakdown like this happens to your dishwasher and it is covered by a home warranty plan, the home warranty company can repair or replace it. Home warranties protect systems such as heating, air conditioning, and plumbing. The can also cover appliances including your dishwasher, oven, washer/dryer, refrigerator, and more. When covered items break down, your home warranty company is there to take care of diagnosing the issue and repairing or replacing the items.
What does it cover?
I partner with a local representative that provides warranty coverage from First American Home Warranty.
First American’s home warranty plans cover crucial home appliances and systems, but what else do home warranties cover? Here are coverage options and upgrades you can purchase with your home warranty plan to fully meet your home's needs and fit within your budget.
Options
You can add optional coverage for items such as:
Pools and spas
Well pumps
Additional refrigeration
And more
Upgrades
You can purchase upgrades that will cover:
Haul away of the old appliance or system
Correction of failures caused by improper installations
Building permits
Correction of building code violations
What does it NOT cover?
Like other types of warranties or service contracts, home warranty plans have limitations on coverage. Typically, home warranties don't cover the modifications or changes required when new equipment is installed.
For example, if an HVAC system needs replacing, electrical or structural modifications may be required to accommodate the new unit. Or a new hot water heater might require changes to pipes coming in and out of the unit. A home warranty usually will not cover these types of changes. Why do I need a warranty?
If you’re a homeowner, ask yourself when you last experienced an appliance or heating/air conditioner breakdown? The truth is, most home systems and appliances eventually fail. And it's usually when you least expect it. But with a home warranty, you get the peace-of-mind that comes from protecting your budget against the wear and tear of covered home systems and appliances.
First-time homeowners especially benefit from home warranty coverage. That's because extra funds are often in short supply during the first few years of homeownership. Surprise out-of-pocket expenses can potentially derail dreams of improving or updating a newly purchased home.

If I have insurance, why do I need a warranty?
Homeowners insurance protects your home against damage from fire, storms, vandalism, and more (depending on the coverage you purchase). A home warranty, however, covers your home systems and appliances when they inevitably break. Having both home warranty coverage and homeowners insurance is the best way to fully protect your home against the unexpected, but a home warranty gives you more value year to year because of the benefits it provides.
Homeowners often request service for broken systems or appliances multiple times in one year alone. The bottom line? Protect yourself with both homeowners insurance and a home warranty.
