This critical phase allows you to evaluate the property and ensure it’s the right fit before fully committing. 1. What is the Due Diligence Period?

The Due Diligence Period is a negotiated timeframe (typically 14-30 days) starting when the purchase agreement is signed. During this time, you as the buyer have the opportunity to inspect the property, review documents, and finalize your financing.

2. The Due Diligence Fee

You’ll pay a due diligence fee directly to the seller at the start of this period. This non-refundable fee compensates the seller for taking the property off the market while you complete your inspections. If you proceed with the purchase, this amount will be credited toward the final price at closing.

3. What Should You Do During This Period?
